New Boga estate opened up

MORE that 30 waterfront residential blocks at Lake Boga have opened up to the market, following an unanimous decision by Swan Hill Rural City Council this week.

The blocks are part of a 46 hectare subdivision at Hayes Road, about 3km south east of Lake Boga, providing a unique opportunity in a property market where vacant land is scarce.

It will see the currently “unused, open grassland” divided into 63 lots — with 33 of those providing water frontage — five reserves, a common boat ramp and shared path along the foreshore installed.

Councillors chose to issue a planning permit for a staged subdivision, with conditions attached.

These included realignment of Hayes Road and Bael Bael Road to form a cross-intersection with the Murray Valley Highway, construction of a shared pathway along the waterfront and upgrades to the unsealed Hayes Road.

Plans were first submitted to council in July 2014, but the current plan is much more modest than initially anticipated.

The original layout proposed 87 lots, ranging in size from 427 square metres to more than 3000 square metres.

Now, the 63 lots vary between 1800 square metres and 3022 square metres.
